Alright y’all… buckle up. Because your favorite Emerald Coast Realtor has a bone to pick this month — and it’s with bad real estate decisions that make me want to throw my coffee across the room (and you know I love my coffee).

Let’s talk about the common questions of real estate “What Were They Thinking?” moments:
pricing mistakes, FSBO fails, and the Hall of Shame listing photos.

1. Pricing Mistakes: The “But Zillow Says…” Syndrome

Listen, I love confidence. I do. But when a seller tells me, “Well, Zillow says my home is worth $100K more than your market analysis,” I have to take a deep breath, say a prayer, and remind myself that Jesus loves them, too.

Here’s the truth: Zillow doesn’t know your neighborhood. It doesn’t know your 1995 kitchen, your carpet from the Clinton era, or that your neighbor’s RV has been “temporarily parked” in the front yard since 2018.

Pricing your home right the first time isn’t about hurting your feelings — it’s about getting you sold before your listing gets stale. On the Emerald Coast, the homes that sparkle and are priced well will sell. The homes that are priced high will sit. 

2. FSBOs (For Sale By Owner): Bless Their Hearts

Every month, I see a handful of “For Sale By Owner” signs pop up, and every time, I can’t help but whisper, “Oh no, not again.”

Look, I get it — you want to save money. But let’s do some quick math.
If you underprice your home (which 80% of FSBOs do), you lose way more than any commission would’ve cost you. And if you overprice it, you lose momentum, then end up chasing the market down while buyers scroll past your listing faster than a bad Tinder profile.

Real estate isn’t HGTV magic. It’s strategy, marketing, and negotiation — and it’s not for the faint of heart. Especially here on the Emerald Coast, where one wrong move can cost you a lot more than your pride.

3. Bad Listing Photos: The Ultimate Crime Scene

Y’all… WHY are we still doing this in 2025?
Dark, blurry bathroom selfies. Crooked kitchen shots. A random cat mid-yawn in the living room.

If your photos look like they were taken on a flip phone, you’re not selling your home — you’re creating a “Guess the Room” game.

Professional photos are non-negotiable. We live in one of the most gorgeous areas in the country — turquoise water, sugar-white sand, palm trees swaying — and your home deserves to shine like it belongs here. You can’t sell a beach dream with cave lighting!

The Moral of the Story

Real estate doesn’t have to be complicated — but it does have to be done right.
Price it smart. Hire a pro. Market it like it matters.

Because when it’s done right, that “For Sale” sign turns into “SOLD” faster than you can say Emerald Coast sunset.
